At Myles Elliott chartered Surveyors; we pride ourselves on providing some of the most detailed and analytical surveys and reports the industry provides.
We use a wide range of Hi Tech equipment to make an informed opinion about any notable defects. It must, however, be said that any inaccessible parts of a property at the time of inspection cannot be advised upon.
The main aim of a survey is to provide an informed report on the condition of a property and the likely implications of defects or failures within the structure. The areas we will inspect on a visual basis (not inaccessible areas) are as follows:
- The roof structure (where accessible)
- Drainage systems (Informed comments rather than cameras etc.)
- General internal plumbing (specialist advice can be given via 3rd parties)
- Electrical systems (specialist advice can be given via 3rd parties)
- Walls and ceiling structures (Where accessible, otherwise visual)
- Flooring (General state only, unless uncovered etc.)
- Any Damp present
- The age and style of the property
- Any contentious materials present (such as asbestos)
- Ventilation and Insulation
- The external condition of the property (brickwork, fascias etc), where accessible
And practicable to do so.
- Notification of any new building works in the report, so that the necessary legal consents have been sought and complied with.
Any other matters being brought to our attention will also be advised upon that may affect the material value of a property and will be discussed with the client.
